In recent years, the rise in flight arrivals to Cancún has garnered significant attention. In the first half of 2023 alone, Cancún International Airport recorded over 5.06 million entries, outpacing even Mexico City’s renowned “Benito Juárez” International Airport. This growth isn’t just a nod to Cancún as a favored holiday destination; it’s also a promising indicator for those considering real estate investments in the region.

The impressive surge in flight arrivals — more than 1.3 million over Mexico City and 3.7 million over San José del Cabo’s terminals — reflects an international interest in Cancún. Over 4.8 million of these arrivals were international visitors, from every continent. Such a diverse influx of tourists and business travelers fuels demand for accommodations, commercial spaces, and luxury residences.
A Global Affinity
The appeal of Cancún isn’t just limited to nearby countries. While visitors from the U.S., Canada, Colombia, Argentina, and Peru led the numbers, Europe and Asia were also strongly represented, with significant arrivals from countries such as the UK, Germany, China, and India. This global footprint reaffirms the city’s status as an international hub, attracting potential investors from across the world.
Connectivity is Key
Further adding to Cancún’s allure is its impressive connectivity. By July 2023, Cancún International Airport boasted flight connections to 25 domestic destinations, 37 U.S. cities, eight Canadian cities, and numerous destinations across Europe, Central, Caribbean, and South America, served by 53 airlines.
Investment Opportunities
For real estate investors, this boom represents an opportunity. The consistent influx of international visitors ensures a steady demand for rental properties, holiday resorts, and commercial establishments. Moreover, the international appeal can also drive up property values, providing lucrative returns on investments in the medium to long term.
However, while Cancún shines, it’s essential to note the contrast with other regional airports. Cozumel International ranked ninth in air arrivals, and Chetumal’s terminal didn’t even make the top 28, pointing to the distinctive edge that Cancún holds in the region.
